Concerned about your Ground Rent?

If you are concerned about the level of your Ground Rent, or the current review mechanisms within the Lease, we will be happy to explore options for a voluntary Lease variation.  Please contact us for more information.

Rent Review

Many leases contain provisions for Ground Rent to increase over time.  We will write to you as close to any Review date as possible with details of any such increase.

Please click here for more information about Rent Reviews.

Ground Rent is an amount payable to the freeholder for the right to occupy a leasehold property. The lease will specify the amount and payment dates for any Ground Rent payable.

We can no longer update a change of address via email. Please log into your online account and go to the 'My Details' page where you can update your contact details.

In accordance with the Commonhold and Leasehold Reform Act 2002, we are unable to accept an address outside of England and Wales.  Please login or register your account here and opt in for paperless billing.

Ground Rent demands are issued between 30 and 60 days before the due date specified in your lease.  If you have not received your demand, log in to your online account to download a copy from the Documents section.  You can also opt in for paperless billing and manage your account online.

Log into your online account and go to the documents tab. From here you will be able to access copy of your demands.

Prior to your completion, your solicitor should have ensured that all ground rent was paid up to date.  You should contact your solicitor without delay to discuss this matter.

Please login to your online account to check your balance.   If we have received and processed your cheque, this will appear on your account History and will be reflected in your balance.

If your cheque does not appear and it has been more than 28 day's since you sent this to us, please check your bank statement to establish whether the cheque has cleared your account.  If it has, please contact us with the cheque details so that we may investigate further.

Our client may hold a Chief Rent interest in your property. A Chief Rent, also known as a Rentcharge, is a small, annual sum continually paid by Freehold house owners.

This will be noted on your Freehold title, a copy of which can be obtained from HM Land Registry.

If you would like to redeem this Chief Rent, please complete and return our Chief Rent Redemption form.

Please contact us immediately if you cannot pay your Ground Rent.
