I am  selling/purchasing a leasehold property...

You can contact our Property Transfer Department here confirming your intention to sell or advising us of your purchase. Most likely however, your appointed solicitor will notify us in accordance with the terms of your lease.

Please pass our details to your appointed solicitor.  There is no need for you to do anything else.  Your solicitor will consult the lease to identify the relevant transfer covenants and we will liaise with them direct to ensure these requirements are fully satisfied.

In accordance with our Tenant Charter we aim to respond to all correspondence within 10 working days. We will advise your solicitors of this immediately to ensure enquiries are submitted in good time and there are no delays to your transaction.

We will liaise with your solicitors direct, please revert to their office for any updates in the first instance.

We would advise that your solicitor submits payment themselves together with the enquiry to ensure we can action their request promptly and efficiently. We certainly have no objections to accepting payment from you direct if this will assist you but please note our turnaround time of 10 working days will still apply.

I am a solicitor dealing with the transfer of a leasehold property…

We expect that you will require details of the ground rent account, buildings insurance information and confirmation of any breaches of covenant as a matter of course.
There may be other enquiries or documents specific to the registered lease in question. Whilst we will of course answer all enquiries to the best of our knowledge, please note we are unable to advise you of the requirements of your transaction. We must always presume that you have consulted the lease to ensure the relevant transfer covenants of the registered lease are adhered to.
