We are able to accept payment by Bank Transfer from Solicitors, please email us to request our Bank Details. Please note that Leaseholders are able to pay for the Pre-Sale Enquiry Pack via the Tenant Portal using a debit or credit card. 

Solicitors acting in connection with the sale or purchase of a leasehold property will need to contact us to fulfill their conveyancing requirements.

We are unable to respond to service charge information requests, and would ask that these queries be directed to the block management firm.

I am  selling/purchasing a leasehold property...

You need to ensure that your appointed Solicitors have provided us with a Notice of Transfer so that we can update our records accordingly. 

In accordance with our Tenant Charter we aim to respond to all correspondence within 10 working days. We will advise your solicitors of this immediately to ensure enquiries are submitted in good time and there are no delays to your transaction.

We will liaise with your solicitors direct, please revert to their office for any updates in the first instance.

You are able to request a Pre-Sale Pack Via the Tenant Portal In order to request the Pack we will require your Solicitors Name and email address.  

I am a solicitor dealing with the transfer of a leasehold property…

We expect that you will require details of the ground rent account, buildings insurance information and confirmation of any breaches of covenant as a matter of course.
There may be other enquiries or documents specific to the registered lease in question. Whilst we will of course answer all enquiries to the best of our knowledge, please note we are unable to advise you of the requirements of your transaction. We must always presume that you have consulted the lease to ensure the relevant transfer covenants of the registered lease are adhered to.

Our fee to provide a Pre-Sale Pack is £240.00 (VAT Inc). The Pack includes Ground Rent Statement, Insurance Certificate (providing the insurance is placed through the Landlords Broker), confirmation of Breach, aftersale requirements and a draft Deed of Covenant.
