SUBLETTING

Where a property lease contains a provision for the property to be used for private residential purposes only, short term holiday lets will not be permitted.

Subletting arrangements must be granted under an Assured Shorthold Tenancy Agreement to comply with the property lease.

We will take appropriate legal action to protect the rights of all leaseholders, where holiday lets are taking place in contravention of the property lease.

Registration can be completed online through our secure Tenant Portal.

To complete the form, you will need to provide the Name/s of your current Tenant/s along with the Tenancy Dates.

Once you have logged in, please select the appropriate Sublet form from the Forms menu.

Complete the form and follow the on-screen prompts to make payment.  It should take just a few moments to complete the entire process.

We aim to process all online Sublet forms within 5 working days of receipt.  Once your form has been processed, your Certificate will be available to download here.

Any form sent through the post will take up to 28 days for us to process, although every effort will be made to complete our process more quickly.

If we have contacted you in relation to subletting but you are not in fact subletting the property, please click here to complete our Sublet: Exception Notification.  You should select the most appropriate option when completing the form.

Permission from a previous Landlord does not override the requirements of the lease to register each new Tenancy Agreement.

If you have any concerns, please contact us and provide us with a copy of the historic permission and we will review and confirm our requirements.

Most leases contain either a requirement to obtain the Landlord's Consent before subletting, or for registration of any such arrangement to be provided to the Landlord within 28 days.  Many leases contain both clauses.

We will only contact you requesting registration of a subletting arrangement where your lease contains such requirements.
