The Consent of the Landlord is required in accordance with each individual property lease.

It is essential that you are fully aware of the specific requirements of your lease before you proceed to make any changes to your property.  This also includes keeping pets in the property.

  3. Pay our online Application Fee detailed therein.

Our Team will open a file immediately upon receipt, and every effort will be made to respond within our published time frame.

Our Process

All Applications are considered on their own merit and strictly in accordance with the specific requirements of the property lease.

We will only consider the requirements of our client when processing an Application.  Any other permissions and consents must be sought from the relevant third party.

Where Consent is granted, this will always be in writing.  The form of document will be determined by the nature and extent of the Application.

Consent for complex and/or structural work may require an on-site inspection from an independent surveyor and will require our solicitor to draft a Licence.

We regret to inform that our Application Fees are non-refundable in the event that our client's Consent is not required.  Please be sure to check the Lease before making an Application.

Your lease will almost certainly contain restrictions on what can and cannot be done at the property.  Where Landlord's consent is required, you must ensure that you comply with the lease at all times, and obtain Consent prior to undertaking any works.  There can be extremely serious consequences for you, where the terms of the lease are not complied with in this regard.

Our Application Fee covers the initial cost of administering and considering your application.  As a result of this the Application Fee is non-refundable, even in the event that our client’s consent is not required or that we are unable to grant consent.

As the Application Fee is non-refundable we would advise that you consult the lease before submitting this application to ensure your understanding of the lease requirements

In general, any alterations that will change the appearance, layout or structure of the property will require consent.  Below are some examples of work that may require consent:

  • Extensions, porches, conservatories
  • Replacing doors and windows (includes double glazing)
  • Changing the external appearance (e.g. cladding, colour)
  • Additional external walls
  • Removal/modification of internal walls
  • Laying of wooden flooring

It is essential that you consult your lease to determine if consent is required and from whom consent needs to be obtained.

A failure to obtain Landlord's Consent, where this is required under the lease, is a breach of lease.  The consequences of this can be severe and can include legal action being initiated to reinstate the property, seek damages, recover all associated legal costs and in extreme cases, forfeit the lease.

You should immediately take steps to rectify the position if you believe that any of the requirements of the lease may have been breached.

To assist us in processing your Application, and to prevent delays, please provide as much information as possible when submitting your application.

Yes.  If the Landlord has any reason to be concerned about works being undertaken, either current or historic, with or without consent, the Landlord has the right, provided reasonable notice has been given, to enter the premises to view the works.

Landlord's Consent will be granted in the form of a Certificate or Licence.  This documentation should be retained with the property Deeds, and handed over whenever the property is sold.

It is extremely important when purchasing a leasehold property to ensure that all necessary Consents for works undertaken have been obtained.  A failure to obtain Landlord's Consent, where this is required under the lease, is a breach of lease.  The responsibility for an existing breach of lease passes on to the new owner, and the consequences of this can be severe and can include legal action being initiated to reinstate the property, seek damages, recover all associated legal costs and in extreme cases, forfeit the lease.

You must refer to your lease to determine whether Landlord's Consent is required to keep a pet at the property however, it is certainly not uncommon for Consent to be required.

The forms require responses specific to each application type, and may ask you to upload documents in support of your application.  Where this is the case, you can submit PDF; JPG and PNG files.

When you are satisfied you have answered all questions, click the CONTINUE TO PAYMENT which will raise the application fee on your account and prompt you to make payment.

A file will be opened by our Consents Team and we would expect to be able to provide a response within 28 days.
